Winter maintenance: Ensuring your commercial doors operate efficiently

Winter has well and truly arrived this week, with many areas of the country experiencing their coldest temperatures of the season to date. In Kinbrace, Scotland, overnight temperatures fell as low as -12.4oC on Tuesday night, with the mercury in other areas falling well below zero. Whilst faults can occur at any time, in our experience the extremely cold conditions mean they are more likely to occur at this time of the year. Automatic door maintenance is the most important thing to invest in, during the winter.

Whether it is summer or winter, we know that there is never a convenient time for your doors to experience a fault; but by having a regular automatic door maintenance contract in place it is possible to identify potential faults before they develop into something more serious. As a commercial or industrial business, it is important to ensure that your doors and hardware are maintained to an acceptable standard. The DHF Repair and Service Approved Standard  TS004 therefore outlines a minimum level of servicing:

  • A visual inspection of your door for damage and obstructions
  • Ensuring the free running and security of the door hardware
  • Inspecting the condition and stability of both the vertical and horizontal tracks
  • Checking and adjusting the counterbalance spring and lubricating the shaft bearings
  • Checking the operation and alignment of the lock
  • Checking the alignment of the door
  • Inspecting and adjusting the electric operator and ancillary controls
  • Checking to ensure that all fixings in the pulleys and hinges are secure
